PROJECT OVERVIEW
Quiddity was contracted by Criswell College for Biblical Studies to support the development of the college's first student housing facility in Dallas, Texas. The 0.76-acre site is located northeast of the intersection of Hill Avenue and Junius Street in Old East Dallas, one of the city's oldest neighborhoods. The new residence hall marked an important milestone for the college's future growth. The 58,000-square-foot building contains 57 units and rises five stories above the East Dallas skyline. Located in a rapidly developing area near Baylor University Medical Center, the project contributes to the continued expansion of educational and residential opportunities in the surrounding community.
Construction of the student housing facility was completed in fall 2020.
SERVICE DETAILS
Quiddity provided civil engineering and surveying services for the project. Due to the age of the surrounding infrastructure, the site presented several challenges. The public water main and wastewater main serving the development required replacement, as the water main was undersized and the wastewater main, constructed in 1938, had exceeded its useful lifespan. TV testing was performed to evaluate the condition of the wastewater line and confirm the effects of deterioration over time.
In addition, the existing public storm sewer downstream of the site was undersized, and a valley gutter had been paved over and replaced with a makeshift shallow culvert, resulting in ponding adjacent to the campus. To address these issues, Quiddity worked closely with City of Dallas staff to develop and implement effective infrastructure improvements. The team repaved the street intersection to restore surface flow for adjacent runoff, eliminating ponding and increasing street flow capacity during heavy storm events. Despite the challenges associated with aging infrastructure, the project was successfully completed and now serves as a key component of Criswell College's continued growth and development.
