PROJECT OVERVIEW

Quiddity was contracted by Whitestone Hospitality to perform civil engineering, surveying, and construction phase services for a 126-room hotel in Coppell, Texas. The 2.85-acre site is located on State Highway 121, northeast of the intersection of SH121 and Sandy Lake Road. The City of Coppell is located close to DFW Airport, making the highway corridors a popular location for hotel development. This Home2 Suites is located at a high-volume and strategic intersection in Coppell.

The project has been successful, with construction completed in 2024.

SERVICE DETAILS

Quiddity prepared the topo survey, land title survey, plat, and civil construction drawings. The project site’s primary challenge was access. Being a hotel development, gaining direct access from the main highway is critical to the project’s success. However, TxDOT maintained a denial-of-access area along much of the project boundary. The resulting driveway location was nearing the cusp of being below the spacing threshold to the intersection with Sandy Lake Road. The driveway, being pinched between the denial-of-access area and the spacing to the intersection, was placed directly where an existing power pole was located.

Through careful coordination with TxDOT, the power company, and the City of Coppell, we were able to resolve all three issues. The driveway was placed outside the denial-of-access area, spacing to the intersection was maintained, a properly sized turn lane was designed, and the power pole was relocated. The driveway and associated turn lane design were successfully permitted through TxDOT. Quiddity worked with City of Coppell staff to determine the best solutions for both the city and the developer.
