PROJECT OVERVIEW
Quiddity was contracted by Level 5 to perform civil engineering and surveying services for a Neighborhood Credit Union building in Sherman, Texas. The 1.00-acre site is located on Crossroads Boulevard, just northwest of the intersection of US 75 and FM 1417.
Sherman has experienced tremendous population growth, driving demand for commercial and retail development throughout the area. The intersection of US 75 and FM 1417 has become a focal point for this growth. While the west side of the intersection has seen significant restaurant development, it had yet to attract retail and professional service uses. The credit union represents one of the first developments of its kind in the area and is expected to support continued growth along the corridor.
The project was successfully completed in August 2024.
SERVICE DETAILS
Quiddity provided civil engineering and surveying services for the project, including preparation of the topographic survey, Land Title Survey, and civil construction drawings. As the first pad site developed on the west side of Crossroads Boulevard, the site presented several infrastructure challenges, including the absence of immediately available stormwater and wastewater systems. To address stormwater drainage, the site was graded to direct runoff through a large curb opening with riprap protection, allowing runoff to return to sheet flow beyond the site. A drainage easement was also incorporated to accommodate the area's ultimate buildout while preventing impacts to future development. To provide wastewater service, an interim grinder pump system was constructed to convey flow to an existing upstream wastewater line. A gravity sewer connection was also stubbed to a future sewer main adjacent to the site, allowing the grinder pump to be removed from service once permanent infrastructure is available. Quiddity worked closely with City of Sherman staff to develop solutions that met the needs of both the city and the developer, resulting in a successful project that supports future growth in the area.
