PROJECT OVERVIEW

This project took an abandoned rock quarry in the Cockrell Hill neighborhood of West Dallas and transformed it into a thriving 381-unit apartment complex, providing much needed housing options for the community. In addition to its history as a rock quarry, the site was covered by drainage easements that had to be abandoned, underwent the Escarpment Zone permitting process, and presented significant topographic challenges. Through coordination with the client, geotechnical engineer, City of Dallas, and design team, we were able to overcome these challenges and transform a forgotten and highly complex site into a successful apartment development.

SERVICE DETAILS

Services included in-house surveying, escarpment permitting (a rare entitlement process within the City of Dallas), relocation of existing City of Dallas water and wastewater infrastructure, and design of an offsite left turn lane at the project's main entrance.
