PROJECT OVERVIEW

Quiddity was contracted by Roundstone Development to perform civil engineering, surveying, and construction phase services for a 233-unit senior living apartment building in Plano, Texas. The 6.08-acre site is located on Chase Oaks Blvd., just west of the intersection with US-75.

The City of Plano has seen tremendous growth over the past decade, with a significant portion of that growth driving a need for more apartment housing. The project site is located in the Watters Creek area, which has been a focal point for urban commercial development. The area is also located directly adjacent to the Watters Creek Golf Course. The combination of these factors resulted in the perfect location for a senior living apartment.

The project has been successful, with construction completed in 2025.

SERVICE DETAILS

Quiddity prepared the topo survey, land title survey, plat, and civil construction drawings. The project site presented a few challenges, including grading and drainage. The existing site had over 30 feet of elevation change combined with a very narrow property profile. This obviously presented difficulties from a grading perspective. Through the use of retaining walls, exterior stairs, and sloped landscape areas, Quiddity was able to establish an effective grading solution. The storm sewer downstream of the site was old but had been designed for the ultimate condition. However, with storm intensities and codes changing over time, Quiddity determined the storm sewer was no longer sized appropriately for modern conditions. Therefore, a small detention pond was designed into the side of the landscape hill created as part of the aforementioned grading exercise. Quiddity worked with City of Plano staff to determine the best solutions for both the city and the developer.
