2024 Project of the Year: River Ranch Master-Planned Community
River Ranch, a 2,500-acre master-planned community in Dayton, Texas, was named Quiddity’s 2024 Project of the Year! This one-of-a-kind development is a first for the area. The team’s collaboration, creative solutions, and focus on the client’s vision made it all possible.
SERVICE DETAILS
River Ranch is a 2,500-acre development in Dayton, Texas, with plans to expand into a massive 7,000-acre community. Since joining the project in March 2023, Quiddity has designed, approved, bid, and built nearly 1,400 lots, totaling $80 million in construction—an impressive feat in just 20 months.
The team tackled unique challenges along the way, including geotechnical issues at a planned span crossing. When soil conditions made the original design for 70-foot straight shaft piers unworkable, they quickly shifted to a box culvert solution, keeping the project on schedule without sacrificing quality.
Teamwork has been key to the project’s success. Quiddity’s survey, H&H, design, and construction management teams worked closely to keep everything moving, ensuring quick survey turnarounds, accurate designs, and high standards in the field to help contractors deliver efficiently.
The primary Land Development project managers included Adam Brumbaugh, John Dreahn, Chip Noser, and Sami Koch. Ryan Pierantozzi led the primary Construction team, while Will Awalt and Clarissa Garcia spearheaded the primary Survey team. The Hydrology and Hydraulics team was led by Kyle Blank and Ricardo Serrano, with Amy Stonaker overseeing the primary Facilities team. Emily Moran and Weston Browning provided leadership for the primary Transportation team, while Robert Dazey and Justin Au played critical roles in the primary Districts team. Finally, Chantelle Jamnik and Mayra Hernandez led the primary Planning team.
River Ranch is set to triple in size, adding 22,000 new residents to Dayton and driving economic growth with plans for commercial and mixed-use spaces. The project has already received great feedback from the client and is shaping up to be a game-changer for the area.
