PROJECT OVERVIEW

Quiddity was contracted by Aspire Ventures and Legacy Partners to perform civil engineering, surveying, and construction phase services for a 336-unit apartment building in Forney, Texas. The 14-acre site is located on Gateway Blvd, northwest of the intersection of Gateway and US-80.

Forney has shown a need for apartment housing over the past several years. The Gateway Blvd corridor has become a hub for multifamily development, with Rylan at Gateway Apartments being the 4th phase of multifamily to be developed along the corridor.

The project has been successful, with construction completed in 2025.

SERVICE DETAILS

The project site presented some challenges, namely grading and access. The existing site had significant elevation change across the site, around 14 feet. Through the use of clever grading, we were able to place five apartment buildings and maintain ADA accessible paths to all buildings.

Quiddity prepared the topo survey, land title survey, plat, and civil construction drawings. Furthermore, previous phases of the Gateway Apartments had constructed large four-lane private access road corridors between each phase. However, at the intersections with the public roadway, there was inadequate striping or signage to explain traffic flow to drivers. In conjunction with the City of Forney, Quiddity designed a striping and signage plan to resolve concerns with the public private intersections for all phases of the Gateway Apartments. In doing so, Quiddity also solved a public safety concern for previously constructed phases by others.
