Quiddity was contracted by Exxcel Project Management to perform civil engineering, surveying, and construction phase services for a 285,000 square foot beverage manufacturing facility in Midlothian, Texas. The 30-acre site is located on Power Way, within the RailPort Business Park, south of the intersection of US67 and Railport Parkway.

Midlothian has become one of the strongest industrial markets in North Texas, anchored by the 1,700-acre RailPort Business Park that Quiddity has helped master plan and engineer for over two decades. Dual rail service, high-pressure gas transmission, and heavy industrial zoning make the park a natural fit for large-scale manufacturing. SunOpta's facility – the company's largest plant-based food and beverage plant – joins Target, QuikTrip, and Google among the park's anchor tenants.

Quiddity prepared the topo survey and civil construction drawings. The project site presented several challenges, namely grading and wastewater. The existing site had approximately 13 feet of elevation change, while a manufacturing facility of this type requires a single flat finished floor, truck docks, and unloading areas. Through careful grading, Quiddity set the pad to balance earthwork on site, avoiding significant import or export of material, while maintaining positive drainage and ADA access around the building. Beyond grading, the facility's process wastewater presented the more significant challenge. Plant-based beverage production generates a high-strength waste stream that the municipal collection system could not accept directly. Quiddity designed the site infrastructure to support an on-site wastewater treatment plant, including the yard piping, treatment plant site work, and the discharge line to the city's system. This was coordinated closely with the City of Midlothian to confirm acceptable discharge quality and to protect capacity in the downstream collection system, allowing the plant to operate at full production without impacting the surrounding park.

Quiddity worked with City of Midlothian staff to determine the best solutions for both the city and the developer. The project has been successful, with construction having completed in 2023.
