PROJECT OVERVIEW
The Sunterra Development is a 2,304 Ac. master planned community located just northwest of Katy, Tx. About two thirds of the development is located within Waller County with the remaining located within Harris County. The overall development once complete will have 6,575 single-family lots, 3 school sites, 76 Ac. of commercial/mixed use, 8 Ac. Crystal Lagoon, and 5 Ac. recreation site. Quiddity began the design element of the first phase in late 2020 and delivered the first 900 lots in November of 2021. Since the first 10 sections were delivered, Quiddity has designed 53 sections totaling 4,744 lots and by December 2022 we will have delivered 4,216 lots.
SERVICE DETAILS
This project has a few unique aspects to the project. First is the drainage/H&H component. The tract site in the Katy Prairie and old rice fields and has a large upstream drainage area that needed to be accounted for while also not impacting landowners both upstream and downstream. With this large amount of sheet flow that needed to be accounted for, the H&H team had to put together a comprehensive model to evaluate the impacts of the development. Yid Moreda and Kyle Blank led the H&H team to develop the model and worked closely with the Land Development team of Blair Bozoarth, Travis Miller, and Hayden Dixon to develop a dirt model of the tract based on the land plan. The Land Planning team lead by Stan Winter worked closely with both the LD and H&H groups to make adjustments to the land plan to develop a final plan that worked for the engineering elements and the Client’s requirements.
