PROJECT OVERVIEW
To expand its distribution capacity, streamline logistics, and enhance operational efficiency, Coca-Cola Southwest Beverage relocated its existing 60,000-square-foot distribution facility in Waco, Texas, to a new 120,000-square-foot build-to-suit facility on a 13-acre site developed by Investment & Development Ventures, LLC. The project included a 2,200-linear-foot off-site sanitary sewer extension, a 2-acre detention facility, and paving and parking lot facilities serving 10 docks and more than 50 trailer parking stalls.
Quiddity Delivers on Tight Deadlines
The project’s timeline was critical—Coca-Cola Southwest Beverage needed the facility designed, permitted, and constructed within 12 months to transfer operations and vacate its old site. Quiddity took an all-hands-on-deck approach, expediting the civil site plan design, preparation, and submittal to the City of Waco within two weeks. The full site plan and off-site infrastructure received approval in just four months, including a cost-share agreement for the sanitary sewer extension to serve an adjacent tract.
