PROJECT OVERVIEW
The Grid, spanning 192 acres, is a master mixed-use development that integrates a wide array of features. This includes more than 350,000 square feet dedicated to retail, dining, and entertainment, 500,000 square feet of creatively oriented office space, a hotel, 2,400 urban residences, a pop-up green space garden, and walkable areas linked to the residential sector. This initiative had a profound effect on the community, playing a pivotal role in the expansion of Stafford, effectively doubling its size. Additionally, it drew prominent establishments like Whiskey Cake, In-N-Out Burger, Kelsey-Seybold, and Costco to the region.

SERVICE DETAILS
Collaborating with clients, consultants, and the city, Quiddity played a pivotal role in shaping The Grid through the design of fundamental infrastructure for the entire development. This involved planning for water drainage, paving, sewer systems, and all necessary infrastructure for future features. Located in the Fort Bend County Water Control and Improvement District Number 2, The Grid operates within the framework of the FBC WCID 2. This District manages approximately six million gallons per day (MGD) of water and wastewater. The Grid’s development plans include an additional one million gallons of new water requirements and half a million gallons of sanitary sewer needs. In response, Quiddity conducted a feasibility study to understand the implications of these water and wastewater needs, identifying necessary improvements vital for the area.
The Hydrologic and Hydraulic design aspect of The Grid project encountered a unique challenge. Throughout the project’s timeline, the drainage landscape in Houston communities underwent significant changes due to major events, such as the May Floods of 2015, Tax Day Floods of 2016, and Hurricane Harvey in 2017. This prompted a comprehensive shift in approach, requiring the team to adapt and collaborate extensively with local agencies to meet new regulations and criteria. The objective was to ensure the seamless progression of the project while addressing the evolving dynamics of water management.
