PROJECT OVERVIEW

The Young Enterprises company enlisted the Quiddity site development team to provide civil engineering services for an apartment building project in Sherman, Texas. This 2.302-acre property is situated to the southeast of the Knollwood Road and Hilre Drive intersection. Sherman is experiencing substantial growth in both residential and commercial sectors, making it an emerging market. The completion of the Cypress Lofts project represents a first and significant achievement for Quiddity in Sherman and sets the stage for potential future endeavors. Additionally, this apartment complex serves as the initial development in an area staged for future retail and commercial expansion.

SERVICE DETAILS

The project site presented several issues. The site adjoins a waterway and contains steep slopes from west to east. Also, there is no adjacent storm sewer system currently in place, leaving sheet flow as the only viable option. Therefore, Quiddity designed the site grading to maintain sheet flow, redistributing the runoff to the waterway through a large area of sawtooth curb and erosion control matting. Furthermore, the site was designed to accommodate for the steep existing slopes across the site, with especially careful attention given to ADA access. Quiddity was able to avoid retaining walls on the site while still maintaining ADA access to all areas by implementing selective use of longer ADA ramps with handrails.
