PROJECT OVERVIEW
Located on Main St. in Lewisville’s Old Town District, The Mill Old Town is a 4.75-acre urban apartment complex comprising two buildings with 213 units. The redevelopment required substantial site work, including the demolition of six commercial buildings and relocation of a large underground storm sewer box culvert, to transform the site into a Class A rental community on the south side of the district. Key amenities include a resort-style pool courtyard with cabanas, a dog park, and a BBQ/picnic area.
To meet parking requirements, the project features three detached garages with 20 spaces, attached garages within the main buildings offering 41 spaces, 10 carports with 78 spaces, and around 31 new on-street parking spaces along adjacent streets.
The site went through a rezoning process to convert the area from commercial and industrial use to a residential community, supporting the City of Lewisville’s vision for Old Town revitalization. Quiddity collaborated with the City to enhance the project’s perimeter by designing new on-street parking, updated sidewalks, and landscaping to facilitate pedestrian access and integrate the complex with the surrounding neighborhood.
SERVICE DETAILS
Quiddity provided key surveying and civil engineering services for the project, including rezoning support, platting, civil design, and construction drawings for both onsite improvements and city-requested offsite enhancements. Additionally, Quiddity offered construction-phase services to support effective project delivery.
