PROJECT OVERVIEW

The Park Hill Apartments is a garden-style apartment complex with 312 units, occupying an 11.076-acre space in West Dallas near downtown Dallas. The project introduced new Class A rental housing choices, featuring amenities like a dog park, pool courtyard, and a secondary green courtyard.

Situated on a former rock quarry, the site encountered challenges, including a substantial drainage easement covering most of the area. The location faced significant topographic difficulties, underwent City of Dallas Escarpment Permitting, and needed offsite enhancements, such as the addition of a new median opening and left-turn lane.

 
 

SERVICE DETAILS

Quiddity played a pivotal role in the project by delivering surveying and civil engineering services. This encompassed platting, civil design, preparation of construction drawings, obtaining escarpment permits from the City of Dallas, providing construction phase services, and conducting construction staking. Notably, the Escarpment Permitting through the City of Dallas was an uncommon occurrence, as it only affected a limited area within the city limits.
